Standing Seam Metal Roofing for Commercial Buildings

Concealed-fastener steel panels for commercial buildings where a clean, durable roofline and long panel runs matter.

What is standing seam metal roofing?

Standing seam roofing uses long metal panels joined at raised, interlocking seams, with fasteners and clips concealed beneath the panel system rather than exposed through the main weather surface. For commercial buildings, that means fewer penetrations through the primary roof surface and a long, continuous panel run.

Standing seam is a different system from exposed-fastener steel — the more budget-friendly ribbed panel option with visible screws. Both are legitimate commercial roofing systems; the right fit depends on the building, the roofline, the budget and how the roof will be used.

Why choose this system

  • Concealed fasteners — no exposed screws through the main panel field
  • Long continuous panel format suited to larger roof areas
  • Clean, durable architectural profile
  • Strong fit for premium commercial and light-industrial applications
  • Backed by Pro.Found's 10-year commercial workmanship warranty

We look at the existing roof, deck condition and any problem areas before recommending a system.

  2. 02

    System & material recommendation

Jon explains the options that suit the building, the budget and the roofline — not a one-size-fits-all pitch.

  3. 03

    Written scope & estimate

A defined scope and a fixed price, in writing, before anything is scheduled.

  4. 04

    Deck & substrate preparation

Decking, insulation or substrate is repaired or prepared as required before the new system goes on.

  5. 05

    Installation

The roofing system is installed to the manufacturer's assembly, not just the top visible layer.

  6. 06

    Flashing & detail work

Valleys, walls, penetrations, skylights and edges are detailed as part of the install, not an afterthought.

  7. 07

    Cleanup & final review

The site is cleaned up and the finished roof is walked before we call the job done.

Common questions

Is standing seam suitable for low-slope commercial roofs?

It depends on the specific slope and panel system — some standing seam systems are rated for lower slopes than others. We'll confirm fit during the assessment rather than assume.

How is this different from exposed-fastener steel?

Standing seam conceals its fasteners for a cleaner look and fewer penetrations; exposed-fastener steel is fastened directly through the panel and is generally more economical.

What warranty does Pro.Found provide?

Commercial roofing work carries a 10-year Pro.Found workmanship warranty. Manufacturer product warranties vary by system and are explained during your estimate.

What happens during an estimate?

Jon assesses the roof himself, walks you through the system options and follows up with a written scope and a fixed price. No sales appointment, no pressure.
