Two-Ply Torch-On Flat Roofing for Commercial Buildings

Torch-applied SBS modified bitumen roofing built as a layered waterproofing system, with drainage and detailing treated as seriously as the membrane itself.

What is a two-ply torch-on roof?

A two-ply torch-applied SBS modified bitumen roof uses a base sheet and a cap sheet, heat-welded into place to create multiple waterproofing layers — a common, well-established system for low-slope and flat commercial roofs. SBS-modified bitumen is engineered to stay flexible through temperature swings, and granulated cap sheets add weather and UV protection on top.

The membrane is only part of the system. Detailing around drains, curbs, parapets, vents and penetrations does as much work as the membrane itself, and drainage and substrate condition matter just as much as which product goes down. Torch application also involves specific installation and safety considerations that come with open-flame work.

We don't treat torch-on as universally 'the best' flat roof system or assume every roof is suitable for open-flame application — the right system depends on the building, the deck and the drainage.

Why choose this system

  • Layered base-sheet-and-cap-sheet waterproofing assembly
  • SBS modified bitumen engineered to stay flexible through temperature changes
  • Careful detailing at drains, curbs, parapets and penetrations
  • Drainage and substrate condition assessed before the membrane goes down
  • Backed by Pro.Found's 10-year commercial workmanship warranty

Our approach

How Pro.Found handles this project

  1. 01

    Roof / site assessment

We look at the existing roof, deck condition and any problem areas before recommending a system.

  2. 02

    System & material recommendation

Jon explains the options that suit the building, the budget and the roofline — not a one-size-fits-all pitch.

  3. 03

    Written scope & estimate

A defined scope and a fixed price, in writing, before anything is scheduled.

  4. 04

    Deck & substrate preparation

Decking, insulation or substrate is repaired or prepared as required before the new system goes on.

  5. 05

    Installation

The roofing system is installed to the manufacturer's assembly, not just the top visible layer.

  6. 06

    Flashing & detail work

Valleys, walls, penetrations, skylights and edges are detailed as part of the install, not an afterthought.

  7. 07

    Cleanup & final review

The site is cleaned up and the finished roof is walked before we call the job done.

  8. 08

    Warranty information

You get clear information on the Pro.Found workmanship warranty and any applicable manufacturer coverage.

Common questions

Where is torch-on roofing commonly used?

Low-slope and flat commercial roofs — warehouses, retail, multi-unit and industrial buildings.

Can torch-on roofing be repaired?

Yes, localized membrane repairs are common. Whether a repair or a section replacement makes sense depends on the roof's overall condition.

Why does drainage matter on a flat roof?

Flat roofs still need to move water toward drains, scuppers or edges. Persistent ponding water stresses the membrane and its seams over time.

What warranty does Pro.Found provide?

Commercial roofing work carries a 10-year Pro.Found workmanship warranty. Manufacturer product warranties vary by system and are explained during your estimate.

What happens during an estimate?
